Corridor Connection
Why is there a corridor connecting 1201 W. Washington, 1221 W. Washington, and 1229 W. Washington?
The corridor was created in 2021 as part of a unique planning initiative led by Peppercorn Capital during the development of the luxury apartment building at 1221 W. Washington.
Peppercorn Capital worked closely with the Chicago Department of Planning to incorporate the corridor into the Planned Development agreement for the properties. The corridor creates a permanent physical and functional connection among the residential building at 1221 W. Washington and the historic commercial buildings at 1201 W. Washington and 1229 W. Washington.
The connection allows eligible residents, tenants, and employees of the three buildings to share certain amenities, services, and resources. It also helps preserve and integrate three architecturally distinctive properties that contribute to the West Loop’s historic light industrial character.
The agreement is recorded and remains in effect in perpetuity.
When can the corridor be used?
The corridor is available for use daily from 7:00 a.m. to 10:00 p.m.
Who can use the corridor?
The corridor may be used by:

Residents of the apartments at 1221 W. Washington

Tenants of 1201 W. Washington, excluding first floor retail tenants, as designated by Peppercorn Capital

Tenants of 1229 W. Washington and their employees, as designated by Peppercorn Capital
Which areas of 1221 W. Washington may corridor users access?
Eligible corridor users may access the bicycle room and the upper floor amenity areas at 1221 W. Washington. Access to the upper floor amenities is permitted only before 7:00 p.m.
